Presenting Your Home: How to Sell Quickly and For Top Dollar
Presenting your home takes time and experience to learn. There are many different strategies and techniques that can be used. Each home has an individual character that makes it unique. Uniqueness is a selling point that needs to be leveraged which greatly helps real estate agents effectively market your home and price it higher.
Tips for Presenting Your Home:
Curb Appeal
Curb appeal is the first impression a buyer gets of your home. If this is lacking, who the heck is going to want to come in?! Curb appeal might get them through the front door, but how are you going to get them to stay?
Interior
Decorative finishings are going to really help sell your home. Buyers have to be able to visualize them, their family and friends using the space. This is a big investment for a buyer to make, they have to be able to see themselves living there long-term. Dings on the baseboards or chipped paint need to be taken care of. This looks negligent and as a buyer I would be upset that those weren’t fixed before I walked through the home. The more turnkey your home is, the more it will sell for and the faster it will sell for.
Scent
When a buyer comes through, make sure you’ve got some sort of scent that fills the room. If your home smells like mold, mildew, and scents along those lines, who is going to want to live in that home?
Carpet
When was the last time you had your carpets cleaned? I mean, running a vacuum will definitely clean and add those fancy lines to your carpet, but you’re trying to sell for top dollar right? Why not go the extra mile and get them deep cleaned.
General Cleanliness
Make sure there’s no messes laying around. No clothes on the floor, make sure your kids make their beds and put their toys away.
Squeaky Doors
If this is the case go to the store and buy a bottle of WD-40 and this problem is resolved.
Cobwebs
I highly doubt you’re living in a haunted mansion from a Scooby-Doo episode or some horror movie so there shouldn’t be a lot of cobwebs, but they can be an eyesore. Don’t make the new homeowners go through the hassle of cleaning cobwebs out of hard-to-reach places.
