Utah Home Buying: First Steps
As homeowners, home buyers, and home sellers we at Utah’s Best Real Estate Group understand that the Utah home buying process can be intimidating no matter how many times you’ve gone through it!
Talking with a Loan Officer
The first thing you need to do (which very well might be the least popular) is talk to a loan officer. They need to:
pull your credit
assess if you can qualify for a loan
determine your down payment & payment plan.
Find a Real Estate Agent
Secondly, a buyer will need to find a real estate agent. Sometimes your lender can refer agents but I’m sure either family or friends has an agent they’ve worked with in the past they’d refer you to. If neither of those turn up agents you like, the internet will show you more agents in your area than you can manage.
Buyer's Consultation
At Utah’s Best Real Estate Group, before any agency agreement is signed, our agents like to hold a buyers consultation to fully understand our buyer’s needs, wants, desires, finances etc. This typically takes about 30 minutes and helps us provide top-quality service. The buyers consultation, regardless if the buyer is first time or fifth time buyers.
Expectations Around Closing Costs
Closing Costs will add up so make sure to include these in your Utah home buying financial plan. There are a lot of moving pieces to consider when buying your home and each one has to get paid:
Title insurance
Processing fees
Credit report fees
Underwriting fees
Reporting fees
Courier fees
Agent fees
Appraisal fees
Utah Home Buying can be Intimidating!
Sometimes buyers are scared or intimidated by the first steps. Pulling credit, talking with a loan office might seem scary, but it can be a short and simple process. Pulling credit usually only takes 15 minutes which will lay out your options for price points, down payments, interest, and monthly payments.
On the Bright Side
First time home buyers are in a great position to get into a home often with a down payment of a few hundred dollars. Credit requirements are more relaxed as well. First time home buyers can be in a home within 45 days of getting pre-approved by a loan officer.
